If you’re using a VA loan, the VA appraisal is mandatory. It’s ordered by your lender to:
- * Confirm the market value of the home
- * Ensure the property meets the VA’s Minimum Property Requirements (MPRs)
These MPRs are designed to ensure the home is safe, structurally sound, and sanitary. Think of them as the VA’s baseline standards.
The VA appraiser will check:
- The roof (is it leaking?)
- Heating (does it work?)
- Electrical and plumbing basics (functional, not fancy)
- Peeling paint (especially for older homes)
- Safe access to and from the property
What it’s not: A deep dive into every detail of the home.
What Is a Home Inspection?
A home inspection is optional (but in our opinion, it shouldn’t be). It’s paid for by the buyer and conducted by a licensed inspector who works for YOU.
The home inspector checks:
- Roof, attic, insulation
- Plumbing and electrical systems
- HVAC systems
- Structural elements
- Appliances
- Windows, doors, and more
They’ll flag both minor and major issues, giving you a full picture of the home’s condition. It’s your opportunity to find out what’s under the hood.
Why it matters: You can use the inspection report to renegotiate the contract, request repairs, or even walk away.

Here’s the key difference:
- The VA appraiser protects the lender (and you from overpaying).
- The home inspector protects YOU.
Skipping an inspection just because the home passed the VA appraisal is like buying a car after someone glanced at the tires but never looked under the hood.
